The petitioner is seeking a Special Permit per Section 205-49, Paragraph D8 of the Zoning Bylaw, subject to Environmental Design Conditions, for a building in excess of 6,000 square feet, including a waiver of dimensional requirements: (2) Special Permit per Section 205-49, Paragraph F3 of the Zoning Bylaw, for modification of front yard setback: (3) Special Permit per Section 205-23, Paragraph A3 of the Zoning Bylaw, to modify off-street parking; and (4) Special Permit per Section 205-17, Paragraph D1 of the Zoning Bylaw, subject to Environmental Design Conditions, for more than one principal building on a lot.
Attorney Robert C. Betters of Withington and Betters, Plymouth, MA, the petitioner’s representative, submitted a letter dated November 23, 2011 requesting a continuance in order to provide the Petitioner with additional time to address issues raised by the Planning Board and other Town of Plymouth entities. These issues are still outstanding. The applicant must also return to the Cedarville Steering Committee.
Mr. Peck motioned to continue Case No. 3643 to February 15, 2012 at 7:30 pm. Mr. Simpson seconded. Agreed unanimously (5-0).

Attorney David L. Delaney, of Delaney & Muncey, P.C. Plymouth, MA, represented the applicant who is requesting a Special Permit per Section 205-17 (E)(3)(b) to waive the accessway requirements in order to construct a single family dwelling. Attorney Delaney passed out correspondence in support of the petition, and described the present roadway conditions. Attorney Delaney introduced Mark Flaherty of Flaherty & Stefani, Inc., Plymouth, MA, engineers on the proposed project, who described the proposed improvements to the roadway and answered questions from the Board.

General Public Comment: Ms. Karen Girard spoke on behalf of herself and Rodney Holmes, who was unable to attend the hearing, stating her concern that the proposed widening of the road would encroach on her property. Mr. Flaherty assured Ms. Girard that the proposed widening would not encroach on the Holmes property.

The petitioner requested a continuance via email dated November 21, 2011 in order to address concerns raised by the Planning Board.
Mr. Simpson motioned to continue Case No. 3647 to March 7, 2012 at 7:30 p.m. Mr. Peck seconded. Agreed unanimously (4-0).

Mark Flaherty, of Flaherty & Stefani, Inc., Plymouth, MA, represented the petitioner who is seeking a Special Permit per Section 205-45 and Table 5 to waive the side setback requirements and a Special Permit per Section 205-25 Paragraph A3 to enlarge a non-conforming structure in order to construct a 15’ x 24’ one-car garage, and to construct a 14’ x 20’ deck which also attaches the proposed garage to the existing dwelling. Mr. Flaherty explained the proposed renovations and answered questions from the Board.
Mr. Drilling spoke on his own behalf.
